In a competitive real estate market, it's tempting to think you can sell your home "off-market" — that is, without listing it publicly on the MLS (Multiple Listing Service). Whether it's a neighbor expressing interest, a friend of a friend looking to buy, or a cash investor making a direct offer, many sellers believe that skipping the traditional listing process will save them time, hassle, and money.

But here's the truth: Selling off-market is rarely the win you think it will be.

As a top listing agent in Richmond, I’ve worked with homeowners who’ve weighed this decision. While selling off-market can work in certain rare cases, it almost always leaves money — and peace of mind — on the table. Here’s why listing your home with a professional Real Estate Agent is the smarter move:

1. You Limit Your Exposure — and Your Offers

When you sell off-market, you’re essentially whispering that your home is for sale to a small circle of people. And when fewer people know about your home, fewer people have the chance to fall in love with it — or compete for it.
