Pre-Listing Checklist for Home Sellers

The start of the spring home-selling season is just three and a half months away. That means that now is a great time to start preparing your home so that it’s ready to be shown and inspected by potential buyers. Would-be buyers will create a pros and cons list as they review your home, and your goal is to give them as few cons as possible. Here are some tips to help you get your home ready.

1. Declutter and Depersonalize

  • Remove excess furniture, knick-knacks, and personal items to create a clean, spacious look.

  • Store personal items, family photos, and any distinctive decor to help buyers envision themselves in the space.

  • Organize closets, cabinets, and storage areas to showcase ample storage space.

2. Deep Clean the Entire Home

  • Professionally clean carpets, rugs, and upholstered furniture.

  • Wash all windows, mirrors, and glass surfaces inside and out.

  • Scrub bathrooms, including grout, and ensure all fixtures are spotless.

  • Clean the kitchen thoroughly, including appliances, cabinets, and countertops.

3. Complete Minor Repairs and Updates

  • Fix leaky faucets, running toilets, and other plumbing issues.

  • Patch holes in walls, replace any cracked tiles, and touch up paint as needed.

  • Replace burned-out light bulbs (use matching bulbs) and make sure all lights work.

  • Update outdated hardware on cabinets and doors (e.g., handles and knobs).

  • Replace broken or worn exterior door handles and locks.

  • Refresh walls with neutral paint colors for a clean, modern look. My favorite is a flat Linen White with semi-gloss white trim.

4. Enhance Curb Appeal

  • Power wash the exterior, driveway, and any walkways.

  • Trim bushes, trees, and overgrown plants, and add fresh mulch to garden beds.

  • Mow the lawn, plant flowers or greenery, and add potted plants to the entryway.

  • Paint the front door, add a new welcome mat, and consider updating outdoor lighting.

5. Stage Key Areas

  • Arrange furniture to create an open flow and highlight each room’s functionality. Less is more.

  • Add decorative touches like throw pillows, rugs, and neutral artwork.

  • Make sure each room has a clear purpose (e.g., a home office, guest room, etc.).

6. Maximize Lighting

  • Open curtains and blinds to let in natural light.

  • Replace outdated light fixtures and consider adding modern LED bulbs (soft white).

  • Use floor and table lamps to brighten dark corners and create a warm, inviting feel.

7. Check and Test Major Systems

  • Ensure the HVAC system, water heater, and other utilities are in good working order.

  • Change HVAC filters, and schedule a maintenance check if necessary.

  • Ensure smoke detectors and carbon monoxide detectors are installed and working. Replace if more than ten years old.

8. Improve Energy Efficiency

  • Seal gaps around doors and windows to reduce drafts.

  • Install weatherstripping if necessary.

  • Make sure insulation is adequate, especially if it’s a known area of concern.

9. Gather Important Documents

  • Collect warranties, manuals, and receipts for recent repairs or renovations.

  • Have records of past utility bills to share potential operating costs with buyers.

10. Final Touches Before Listing

  • Freshen up the smell of the home with natural scents (avoid strong air fresheners).

  • Display fresh flowers, set out clean towels, and keep surfaces free of clutter.

  • Plan to maintain cleanliness and staging for showings while the home is on the market.

11. Next-Level Preparation (consult with Me First)

  • Replace the roof if at the end of its useful life.

  • Replace the HVAC system if at the end of its useful life.

  • Replace worn carpet.

  • Paint kitchen cabinets and/or replace countertops

  • Replace bathroom vanities, tops, and faucets

Completing these steps will ensure the home looks inviting and well-maintained, giving it the best chance to attract buyers and secure a great offer!
